Zamir Kazi
CEO
Zamir Kazi is the Founder and CEO of ZMR Capital. He began his real estate career in 2013, buying and flipping duplexes after attending Florida State University. In 2014, he founded Berkshire Property Holdings—later rebranded as ZMR Capital—to acquire and reposition multifamily properties nationwide. Over the past nine years, Zamir has led the acquisition of more than $1.75 billion in multifamily assets. He has been recognized as one of GlobeSt.’s “50 Under 40” and was named a finalist for EY’s Entrepreneur of the Year. Zamir is also an active investor and board member in several early-stage companies, a member of YPO, and dedicates significant time and resources to charitable organizations.
He splits his time between Los Angeles and Tampa, where he lives with his wife, two children, and their Goldendoodle.
Michael Regan is the Chief Investment Officer of ZMR Capital. In this position, Mr. Regan leads ZMR Capital’s investment strategy and execution platform, with responsibility for sourcing, underwriting, structuring, and closing new investments across the firm’s target markets and asset classes. He works closely with the CEO and partners to evaluate opportunities, deploy capital, and ensure disciplined risk-adjusted decision-making.
Prior to ZMR Capital, Mr. Regan served as Head of Real Estate Equity at CIM Group, where he led the firm’s U.S. real estate acquisition and equity investment strategy. In this role, he oversaw capital deployment, transaction execution, asset management, dispositions, and joint venture equity investments across all asset classes nationwide, encompassing approximately $17 billion of real estate investments.
Mr. Regan began his career in the Debt Capital Markets group at Citigroup, where he focused on non-investment-grade debt issuance and structured debt products.
He holds a Bachelor of Science in Finance from the Wharton School and an MBA in Real Estate and Finance from the Kellogg School of Management.
Mr. Regan currently serves on the Board of Trustees at the Chandler School in Pasadena and on the board of the Pasadena Chapter of YPO.
Crystal DiJoseph is the CFO of ZMR Capital. She brings significant fund, real estate, and technology experience to the team with a mix of public and private accounting. She has deep experience with valuation techniques, financial analysis, modeling, process improvement, deal structuring, fund accounting, compliance and investor relations. Crystal was formerly a part of the InvestRes team in the multi-family real estate space where she served as the Controller overseeing a portfolio of 1.5 billion AUM consisting of traditional funds and joint venture deals. She was responsible for reporting, performance tracking, budgeting, compliance, investor relations, capital accounts and monthly close processes.
Crystal obtained her Master’s and Bachelor’s degrees from the University of South Florida and is a registered Certified Public Accountant with the State of Florida. Crystal is also an avid volunteer in the community.
Zachary “Zach” Oseland is the Director of Legal Operations at ZMR Capital. Before joining ZMR Capital, he was a Director at Veridis Management, a litigation finance fund, where he served as its primary underwriter and asset manager. Previous to that, Zach was the Compliance Director for a multifamily real estate investment fund that grew from $125 million under management and 50 employees to $1.5 billion under management and 400 employees during his tenure.
Zach holds a J.D. from Duke University School of Law and B.A.s in Spanish and Political Science from the University of Florida.
Sid Martins is the VP of Construction at ZMR Capital. He brings over 18 years of experience in multifamily real estate and new construction. He began his career as a union project manager in New York, overseeing more than $1 billion in ground-up construction, including high-rise developments in Manhattan and Westchester, HUD housing, and multifamily communities. In 2011, Sid relocated to Tampa, Florida, where he joined a leading multifamily property and construction management firm.
Since then, he has led the renovation of over 15,000 apartment units and managed more than $500 million in asset preservation and value-add projects across Florida and other markets.
Nicole Chang is the Head of Asset Management at ZMR Capital, where she is responsible for building and leading the firm’s asset management platform. She leads the national portfolio and directs all aspects of performance, strategy, and long-term value creation. Nicole establishes the systems, processes, and governance that enable consistent execution across markets, while recruiting, developing, and empowering a high-performing asset management team. She brings nearly 20 years of institutional real estate experience holding leadership roles at Clarion Partners and MetLife Investment Management, where she has overseen more than $3.3 billion in assets across property types, risk profiles, and market cycles.
Nicole holds an MBA from USC’s Marshall School of Business and a Bachelor’s degree in Finance, Real Estate & Law from Cal Poly Pomona.
Mike Weiner is the Director of Asset Management at ZMR Capital, where he oversees portfolio strategy and leads performance optimization initiatives across the firm’s multifamily platform. His work focuses on strategic asset oversight, financial analysis, and streamlining operations to drive long-term value creation. Prior to joining ZMR Capital, Mike held roles at KH Equities, MetLife Investment Management, and PGIM, where he was involved in the acquisition, asset management, and financing of more than $2 billion in multifamily, industrial, and retail assets nationwide. He has deployed capital across the risk spectrum, from core to opportunistic strategies.
Mike earned his B.B.A. in Real Estate and Urban Land Economics from the University of Wisconsin–Madison.
Richard Naccarato serves as the Director of Asset Management at ZMR Capital. He is a seasoned real estate operations and asset management executive with over 20 years of experience overseeing multifamily, build-to-rent, and student housing portfolios across the United States. His expertise lies in driving NOI growth, improving operational efficiency, and ensuring day-to-day execution aligns with long-term asset strategies. He has held leadership roles with full P&L responsibility, leading budgeting, forecasting, lease-ups, capital programs, and portfolio-wide performance initiatives. He is known for building scalable operating platforms and maintaining strong, transparent relationships with owners and investment partners.
Richard holds a Master’s degree in Regional Planning & Development and a Bachelor’s degree in Mathematics & Computer Science from California University of Pennsylvania.
Julie Dugoni is the Director of Accounting of ZMR Capital. Julie began her career in 2017 in Dallas, TX as an auditor with Deloitte, where she primarily served private equity clients with a focus on real estate investments. After several busy seasons in public accounting, she transitioned to Leon Capital Group, a Dallas-based family holding company, where she joined the retail division as a Senior Accountant. During her tenure, Julie was promoted to Corporate Controller and oversaw the accounting and record-keeping for an investment portfolio of approximately $10 billion in private capital. Julie’s combined public accounting and private industry experience brings a well-rounded, strategic perspective to her role at ZMR Capital.
Julie holds a Bachelor of Science in Accounting and a Master of Accountancy from The University of Mississippi and is a Certified Public Accountant in the state of Texas.
Joshua Holton holds a bachelor’s degree in accounting from Saint Leo University and possesses a foundational background in leadership through his involvement with the U.S. Army . He brings a strong command of financial reporting, accounting systems, and operational processes within fast-paced, deadline-oriented environments.
Prior to joining One10 Firm, Joshua served as Senior Corporate Fund Accountant at American Landmark Apartments, where he managed financial reporting for over 100 properties and several large-scale multi-family funds totaling more than $1 billion in capital. His contributions included leading automation initiatives, optimizing investor communication processes, and maintaining financial integrity through meticulous ledger reviews and reconciliations.
Earlier in his career at TD SYNNEX, Joshua oversaw complex reconciliations and facilitated cross-border reporting across U.S. and Canadian operations. Recognized by both the IRS and local government for his work with the Volunteer Income Tax Assistance (VITA) program, he consistently demonstrates a commitment to precision, integrity, and proactive problem-solving.
Beyond his professional endeavors, Joshua has served for over 12 years as a ropes course facilitator at several youth camps, guiding young individuals in leadership, trust-building, and team development.
Chip Gates is the VP of Acquisitions at ZMR Capital where he leads the Eastern U.S. region, bringing over 15 years of experience in commercial and multifamily real estate. Throughout his career, he has specialized in sourcing, evaluating, negotiating, and closing multifamily transactions nationwide. Prior to joining ZMR Capital, Chip was involved in the acquisition of more than 25,000 units, representing over $2 billion in total transaction volume. He began his career in the securitization departments of law firms in New York City.
Chip holds a Bachelor’s degree in Economics from Hobart College and is a licensed real estate salesperson in the State of Florida.
Phillip is responsible for all facets of the firm’s acquisitions throughout the US.
He targets opportunistic, value-add properties that have an inviting narrative and a significant upside potential.
Phillip ensures that only properties that match ZMR’s strict underwriting criteria progress through to completion. He maintains a vast network of contracts, from his 15 years in the industry, that he utilizes to source off-market transactions.
Prior to joining ZMR, Phillip Liang completed his BA in Business Administration from FSU.
He has helped ZMR acquire over 7000 Units amounting to over 1.8 billion in transactions.
Also, he has vast experience in dealing with EB-5 investors through his prior experience working with the company ABGCOS.
Kevin Mawby is a Senior Acquisitions Analyst at ZMR Capital, responsible for underwriting, financial due diligence, and the strategic evaluation of new multifamily investment opportunities nationwide. His work ensures the firm deploys capital into high-conviction assets backed by rigorous financial modeling and data-driven market intelligence. Prior to ZMR, Kevin was a Senior Analyst at the Sembler Family Office, where he contributed to development and acquisitions, playing a key role in sourcing, evaluating, and closing over $400 million in multifamily transactions. He began his career at Colliers International in Tampa, underwriting assets across Florida’s multifamily market.
Kevin earned his B.B.A. in Real Estate from the University of Wisconsin–Madison.
Melanie Toquica is the Transaction Manager at ZMR Capital. She specializes in ensuring a consistent flow of real estate opportunities from initial assessment through successful closing. She is also responsible for overseeing internal operations, underwriting investment opportunities, and assuring a steady and consistent communication channel throughout the entire transaction process. Melanie has over seven years of experience in the multifamily industry. Her previous roles include Investment Analyst, Transaction Manager, where she oversaw the successful transition of over 100 acquisitions and dispositions, and Client Service Manager, where she focused on implementing and executing strategic initiatives.
Melanie holds a B.S. in Business Management from the University of South Florida.
